2025 Candidates for Rehoboth Beach Board of Commissioners Talk with Clear Space
On August 9, 2025 voters in Rehoboth Beach will elect two new members to the Board of Commissioners to replace Edward Chrzanowski and Bunky Markert, whose terms end this year and who are not running for re-election. As an arts organization central to the civic life of our region, Clear Space Theatre Company wanted to speak to the candidates to understand their perspective on the arts and on the future of Clear Space’s building efforts in Rehoboth Beach. All three candidates met in person or by phone with Clear Space Managing Director Joe Gfaller.
Continuing a tradition that we began last year, and knowing that many Clear Space patrons are also Rehoboth Beach voters, all three candidates agreed to answer a few questions that may be on the mind of our patrons in advance of the election. Knowing how busy canvassing can be in the final days before an election, we are grateful for their willingness to share their time and their perspective. We applaud each candidate for taking the initiative to serve our community in this role. We hope that their answers to the following questions may be helpful as voters consider which candidates they may ultimately support in the election.

These were the questions asked of the candidates:
(1) What role do you believe the performing arts play in the health and civic life of a community? What role do you see them playing in Rehoboth Beach?
(2) As you are aware, the city of Rehoboth Beach has proposed a terms sheet for Clear Space to construct a new performing arts center on city owned land once the Cape Henlopen Senior Center moves to a new site on Hebron Road. What are your thoughts on the project and the terms that have been proposed to date? Are there any proposed terms you would like to see revised before the city completes the agreement?
(3) What do you hope residents, businesses, visitors, and the community in coastal Delaware might gain from Rehoboth Beach becoming the home to the first purpose built performing arts center in Sussex County?

(1)The performing arts are a cornerstone of a healthy, connected community. They foster dialogue and empathy by telling stories that reflect diverse experiences, strengthen social cohesion through shared cultural events, and support mental and emotional well-being, especially for youth and seniors.
In Rehoboth Beach, Clear Space Theatre exemplifies this impact by offering year-round programming, educational outreach, and performances that bring residents and visitors together in celebration of creativity and community. This season, my husband James and I have seen Oklahoma!, Spring Awakening, and Hairspray. We enjoyed the shows immensely.
(2) I view the proposed public-private partnership between the city and Clear Space Theatre Company as a promising opportunity to secure Rehoboth Beach’s place as a cultural leader in Sussex County. I support Clear Space remaining in downtown, and I believe the proposal to relocate the theater to the parcel currently occupied by the Senior Center on Christian Street makes sense. It keeps the arts at the heart of our city and sets the stage for long-term cultural vibrancy.
More broadly, the Terms Sheet includes several strong ideas that can serve as solid building blocks for a final agreement. That said, I do have concerns that need careful consideration — particularly around the building’s aesthetics, its proposed height, and the impact on parking and traffic in the surrounding neighborhood. These issues should be thoroughly evaluated with robust community input. Residents deserve the opportunity to weigh in on the design, traffic flow, and accessibility to ensure this project complements the character and needs of Rehoboth Beach. (3) A purpose-built performing arts center in Rehoboth Beach would be transformative. It could establish Sussex County’s first true arts hub, filling a gap identified in the CREATE Plan by the Delaware Arts Alliance. It could also boost economic development through tourism, hospitality, and year-round cultural programming and provide educational opportunities for youth and adults, nurturing local talent. I think it also will reinforce Rehoboth’s identity as a welcoming, vibrant, and forward-looking city. Clear Space is a vital asset in our city, and I hope it will remain so for years to come.

(1) The performing arts play a key role in civic life of Rehoboth Beach. Many residents, property owners, and visitors enjoy patronizing Clear Space. And Rehoboth Beach benefits from the entertainment and increased business and tourism that results from having Clear Space in town. Another benefit is to the performers and aspiring performers themselves. For example, Summer Camp and theater classes add a unique service to Rehoboth Beach in meeting this need for performers. (2) I am aware that the Cape Henlopen Senior Center has long term plans to move to Hebron Road. This project has been around for several years and will take years before it comes to fruition. I do not know when the move may occur. As far as the City agreement with Clear Space is concerned, I am aware that there is a proposal between the City and Clear Space. I have not studied the details of this proposal nor heard of any Commission debate on the issue. I am sure the City would like Clear Space to remain in Rehoboth Beach. I also would like Clear Space to remain in the City. The Board will have to work out some mutually acceptable agreement with Clear Space that takes into consideration taxpayer subsidies necessary to accomplish the goal of Clear Space remaining in Rehoboth. (3) It will definitely be something the City could be proud of to have a performing arts center in Rehoboth Beach. It should be a tourist draw and a boon to residents and property owners, and visitors to Rehoboth. |

(1) The performing arts provide a source of inspiration, connection, education, and economic prosperity. In this technology-driven world, physical performance provides a touchstone for many, and the shared experience enriches not only those who attend and those who perform but also the community at large. Communities with thriving cultural centers such as theaters enjoy higher rates of wellbeing and economic benefits as visitors drawn to the city for performances also patronize its shops and restaurants. I see Clear Space Theater playing a vital role in civic life in Rehoboth for decades to come. (2) As a candidate and lawyer, I believe it inappropriate for me to answer this question as the city is, or will be soon, in active negotiations with Clear Space Theater. (3) Being home to the first purpose built performing arts center will elevate the city’s brand and image and reinforce that it is not only a family friendly community but also a culturally rich destination. It will garner media attention and attract a wider audience for Clear Space and the City of Rehoboth. Clear Space Theater consistently delivers high-quality productions. Attendees, neighboring businesses, residents, and the company alike will benefit from facilities that align with those standards.
